The EH35 postcode district is an area located within the City of Edinburgh in Scotland. It is one of three postcodes districts that exist within the Edinburgh postal area, the other two being EH1 and EH2. The postcode district covers all of the Holyrood and Broughton districts and part of the Abbeyhill district, bounded by Shandwick Place, Dundas Street, Craighouse Road and the main A7 road leading to Penicuik and beyond.

The area is mainly residential with some shop units at the main junctures, featuring a mix of modern high-rise housing developments and traditional lower level housing built mainly between the 1950's - 70's. Victoria Primary School is an educational facility located within the postcode, as well as local doctors surgeries, day centres and churches, providing the local community with an abundance of services. There is a green space at the former Broughton High School grounds and Victoria Park is a short distance away.

Transport links are excellent, with many bus routes available including the frequent to and from the city centre, and the nearby Edinburgh Park train station providing easy access to the city centre and Edinburgh Airport. Waverley Station can also be accessed via the connecting tram line.

Drive time to the city centre is approximately ten minutes, and the area provides quick access to the Edinburgh City Bypass and the major routes heading North, South and West.

The area is popular given its close proximity to the city centre and the abundance of local amenities. It's also a vibrant neighbourhood with many restaurants, pubs and shops, making it a great place to live. Prices of properties vary, with mid-range pricing, from one bedroom apartments in the city centre to more affordable housing located on the outskirts.
